About Us:
This new economy has affected us and everyone around us. We have seen our business and others strain, reorganize and make difficult choices in order to adapt to this market place. Because of our own experiences, we have become more determined to make sure that other home owners should not have to deal with foreclosure nor feel they are alone in their frustration and anger. We want to want to constructively redirect those feelings towards steps to improve their future. We’ve seen great strides this year in how the banks are responding to short sales and loan mods. These issues have become main stream. Loan mod approvals are increasing. Recently the number of short sales on the market was 27% of all listings in the MLS which is an increase of 150% over last year. The downside is there are still too many sellers willing to go into foreclosure without trying a short sale. Short sales will likely overtake the amount of foreclosures on the market as homeowners become educated on the benefits of short selling compared to falling into foreclosure.
We have designed this website towards short sales. We want sellers and buyers to see the advantages of them. They let sellers save money during the process and give more options for the future than a foreclosure. In a short sale, buyers get a home in better condition and usually can learn more about it from the sellers. Rather than buying a foreclosure that is neglected and buyers have no idea about its real condition.
We have been working as a team since 1989. We have seen many cycles in the real estate market. We remember the downturn in the later 1980s and early 1990s - but nothing compares to what we are seeing now. We have retrained and learned how to handle short sales. Roger is an Associate Broker and Sherri is a Certified Short Sale Negotiator. We have handled 34 Short Sales in the past 2 years. Our average days on the market for listings have shrunk considerably with short sales to 22 days. Our short sales sell within 5% of the listing price and several are selling at prices higher than the listing price. Our closing rate this year is 100%. Our focus has been Squaw Peak, Central Phoenix and the North East Phoenix areas but we also have listings in the East Valley.
Personally … Roger is from North Dakota and has his degree in Philosophy! He has lived in Phoenix since 1973. Sherri has lived in Phoenix since the 1960s. She has a degree in The Humanities, Education and recently a degree in Computer Multi Media. |
